The contract list

On a resale, the promulgated contract names the property: land, improvements, and accessories.

What you will learn

  1. Between a buyer and a seller, the written contract settles what conveys. This sketch is the property in that conversation.
  2. Paragraph 2B names permanently installed improvements: the fan, the mailbox, the shrubbery, an installed generator. Paragraph 2C adds accessories, including the stove and the blinds. They convey unless excluded in writing.
  3. A freestanding refrigerator, a sofa, and a potted plant are not on those lists. They stay with the seller unless the parties add them in writing, usually on the Non-Realty Items Addendum.
